45,000 vehicles a day pass Cedar Hill Shopping Center, located on Route 73 in Voorhees Township, NJ. The 375,000 sf center is being constructed in several phases. Phase I included the completion and occupancy of a 115,000 sf BJ’s Wholesale Club and a 6,200 sf multi-tenanted pad. The second phase included 45,467 sf of multi-tenanted inline space, anchored by a 22,067 sf AC Moore. The next phase was a 168,849 sf Lowe’s Home Improvements, which opened in the fall of 2009. There are two pad sites fronting Route 73 which will be constructed, one 13,000 sf pad in front of Lowe’s and a 12,000 sf multi-tenanted pad in front of BJ’s.

We have enhanced the property with an additional ten acres of land on the north edge of the center. Plans for that adjacent parcel include two restaurants, with a shared liquor license, and a 60-80,000 sf office building.

Excellent demographics make Cedar Hill attractive to retailers. There is a population of more than 151,000 within a five-mile radius. The area is well educated and enjoys a high income level. Within a three-mile radius, 46% have a Bachelor's Degree or higher, and the average household income is $126,432 (81% above the national median).

Further accenting the location is the construction of the new Virtua Healthcare site directly across Route 73. Under construction now, the $400 million, 376 bed hospital and $120 million, 300,000 sf outpatient center will employ 4,000 workers when fully developed.
