The Commons at Little Falls, located in New Castle County, DE, is a 38-acre site zoned and approved for the development of three Class A office buildings totaling 229,000 square feet, as well as a restaurant and a Children of America child care facility.
Located at the intersection of Lancaster Pike (Route 48) and Centerville Road, the site is minutes from Delaware Routes 52, 2, 141, U.S. Route I-95, four miles from the center of Wilmington and three miles from the Pennsylvania border. The local market is home to several corporate national and regional headquarters, including Agilent Technologies, DuPont, and Hercules.
The first phase of development includes the 2008-2009 construction and 100% occupancy of a 26,000 sf build-to-suit office building (the tenant is American Honda Finance Corporation), Capers and Lemons Restaurant, and a 10,000 sf Children of America. We are approved and ready to begin construction of an 85,000 sf building at the corner of the property, based upon pre-leasing, and we have conceptual drawings for the 118,000 sf building in the center of the complex.
