Trefoil and Tremark are committed to maintaining and elevating their level of environmental responsibility. Our focus on sustainability is an important facet of our long-term strategy of providing high quality work environments through hands-on asset and property management services. We seek ways to prudently reduce consumption of energy, water, and other resources; to reduce waste; to recycle; and to use materials which are renewable or recyclable.

We regularly put into operation appropriate green practices, adding to an extensive construction and operational methodology. We are endeavoring to ensure that we consistently, yet prudently, attain higher levels of environmental responsibility. To demonstrate our corporate commitment, Trefoil has applied for and received an ENERGY STAR ® PartnerDesignation used to denote energy efficiency in commercial products through the Environmental Protection Agency (EPA).designation from the EPA. We have also joined the Delaware Valley Green Building Council, the local chapter of the USGBCThe U.S. Green Building Council issues LEED accreditation to transform the way buildings and communities are designed, built and operated. Our membership in these organizations keeps us abreast of new techniques and helps us maintain a positive focus on best practices.
Some of the many green methods we are currently employing include: recycling of construction waste; using non-toxic, recycled building materials; selecting locally-produced materials to minimize shipping emissions; using native plant materials; maximizing use of natural light; strategically incorporating state-of-the-art energy systems.

Our program includes three areas of focus: outdoor site considerations, building structure and common area programs, and tenant suite programs. Some programs are simple and low cost, allowing them to be implemented immediately. Other programs will take place over a longer term or involve significant capital expenditure that will have to be factored into our plans over time. Some plans will only be practical for new construction.


American Honda Finance Corp is LEED Gold certified at 201 Little Falls Drive. The Tenant is open and operating using efficient practices recommended by Tremark, which include ENERGY STAR profiling, recycling, green cleaning, and system load shedding.

Following are several categories where we implement sound environmental practices:
Leasing:
  • Offering prospects the capability of incorporating practical green requirements into their space, both to enhance their corporate image and conform to their philosophy;

  • Examining the legal aspects of "green" leases (those leases that allow Landlords to share both the cost and savings of sustainability measures with tenants)
Construction:
  • The education and accreditation of two Trefoil staff members as LEED ®Leadership in Energy Environmental Design (rating system for green initiatives). Accredited Professionals. Our new LEED AP staff will help us address and formulate sustainable practices alongside third party accredited vendors;

  • The completion of the first LEED registered project in the portfolio with American Honda Financial Corporation (LEED Corporate Interiors Gold certified);

  • Utilization of the EPA ENERGY STAR Target Finder program to forecast energy consumption and establish goals for newly constructed projects (e.g. Spectrum Ridge);

  • Continued implementation of LEED "ready" projects for those seeking LEED Corporate Interiors designation.
  Property Management:
  • The development of a short and long term energy management plan to aggressively address energy consumption within Trefoil's portfolio;

  • The application of the ENERGY STAR portfolio management plan to benchmark and manage energy use within the portfolio;

  • 1690 Sumneytown Pike at Towamencin Corporate Center has been awarded the 2008 ENERGY STAR designation, qualifying in the top 15% of similar buildings for energy efficiency and consumption. We will seek this designation for additional Spectrum buildings, as requirements are satisfied;

  • Implementation of environmentally sound cleaning practices in our office buildings.
