CELEBRATING 25 YEARS OF QUALITY COMMERCIAL REAL ESTATE TRANSACTIONS

Trefoil Properties was founded by Robert T. Wrigley in 1990. During its first decade of operations, the company was a “merchant” developer, purchasing raw land, obtaining approvals for those sites, constructing the vertical assets, leasing and selling the stabilized product at a profit.

THE FIRST DECADE

As a merchant developer, Trefoil concentrated primarily on local properties, emphasizing retail centers and Class A suburban office. During that period, the Tremark Management property management portfolio grew substantially too, adding third party properties to those owned by Trefoil.

DEVELOPMENT:

  • Retail: 2 community centers, 431,000 sf constructed plus 2 neighborhood centers re-developed, 120,000 sf
  • Office properties: 2 multi-tenanted office campuses, 194,000 sf constructed
  • Land rezoning, approvals and resale: sold to residential developers, 225 homes constructed


PROPERTY MANAGEMENT:

  • Retail—6 shopping centers, 810,000 sf
  • Office—two campuses, 194,000 sf
THE NEXT FIFTEEN YEARS

The merchant development formula was highly successful; however, Trefoil’s management realized the need to counteract the cyclical nature of commercial real estate and turned to an investment fund focused on retaining high quality properties over a long term holding period.
